Waha Property Description

B. ACCESS – Tract 7

Access is direct off Pheasant Loop Road, a county-maintained gravel road.

C. LEGAL DESCRIPTION – Tract 7 Lat/Long Coordinates: 46.17.3073N, 116.52.5665W

The legal description of the subject property is as follows:

A parcel in the Southwest Quarter of the Northeast Quarter (SW¼NE¼), Section 18, Township 34 North, Range 4 West of the Boise Meridian, Nez Perce County, Idaho, described as: Beginning at a point which is North 69°14’30” West 2,134.99 feet from the East quarter corner of said Section 18, thence South 89°13’ West 99.00 feet; thence North 0°47’ West 130.00 feet; thence North 89°13’ East 119.00 feet; thence South 0°47’ East 130.00 feet; thence South 89°13’ West 20.00 feet to the point of beginning. The area being conveyed by this deed contains 0.35 acre, more or less, together with all improvements. (Assessor’s Ref. #5732)

1. LAND

The property is a 130-foot by 119-foot tract improved with a concrete block structure that served as a radar installation during World War II [sic]. The property is smaller than the minimum required lot size to create a rural homesite. The building is in fair-to-poor condition overall.

2. IMPROVEMENTS

The single structural improvement is a concrete block building in poor condition. This building is a former unmanned military radar site. The building is an L-shaped structure, with a 20` x 40` leg and an attached 20` x 20` segment for a total area of 1,400 square feet. The building has a concrete floor and foundation, a 10` high concrete block walls, and a sloped metal roof. The building has not been used in years and the roof leaks in several places. All the electrical equipment and fixtures have been stripped. So, it is just a shell and in poor condition.

DISCUSSION

This property is too small of a parcel to adequately serve as a homesite unless it is assembled with some additional land. It is the same soil type as the adjacent farmground and could be farmed in the same manner as the adjacent land, if the building were not on it. The building has no measurable value contribution and very likely would be torn down.

G. ZONING – Tract 7

The subject property is zoned ‘A’-Agriculture. A complete zoning description can be found in the Appendix of this report.

H. EASEMENTS - Tract 7

An above ground power line easement runs along the east edge. There is also an Electrical junction on that easement that supplies underground electricity to the adjacent large lot subdivision.
